66 Lives, 34 Homes, One Community Response

On July 23, 2025, Mankato, MN experienced more than 5 inches of rainfall in less than two hours, overwhelming the city’s storm sewer system. As a result, 34 Homestead apartment units—home to 66 residents—were affected and required emergency relocation.

Evacuations began by 10:30 p.m. that evening, and Premiere Restoration was on site by 11:30 p.m. Residents needing immediate shelter were placed in hotels, with all costs covered by Southwest Minnesota Housing Partnership (SWMHP) through Monday, August 4.

Lloyd Management – Exceptional Response and Teamwork

Our property management partner, Lloyd Management, rose to the occasion in extraordinary ways during this crisis. In the face of immense pressure and complexity, their team responded with professionalism, compassion, and tireless dedication—making an overwhelming situation appear seamless.

Their efforts included:

  • Securing critical supplies and offering direct tenant support

  • Assisting residents with renter’s insurance claims

  • Organizing two structured relocation days—one for HUD residents and another for all other tenants—to streamline the process

  • Donating $500 to each relocated household to help with moving expenses

  • Providing over $2,000 worth of moving materials (boxes, totes, gloves, and more)

  • Deploying compliance staff to pre-qualify paperwork and ease transitions for already traumatized residents

From Autumn, Mike (Onsite), and Melissa (Regional) to Sarah and Erica (Owners), every team member stepped in, worked countless hours, and did whatever was necessary to help residents find a safe new home. Their partnership not only supported those directly impacted—it reflected the values of SWMHP.
